The New Construction Process

From first tour to your one-year warranty walk — every Lennar step explained in plain English.

1. First Contact & Tour

You meet Shamarr or visit the Welcome Home Center. We tour models, walk homesites, and you tell us your timeline and must-haves. Bring ID; if you'll use a Realtor, they should register on the first visit.

2. Pre-Qualification

Get a pre-qual letter from Lennar Mortgage or your lender. You'll need IDs, pay stubs, two months of bank statements, and W-2s/1099s. Self-employed buyers bring two years of tax returns.

3. Homesite & Plan Selection

Choose the floor plan, homesite, and any structural options. Inventory (quick move-in) homes can close in as little as 30 days; to-be-built homes follow the next release cycle.

4. Pricing & Incentives

Lennar prices are typically fixed — negotiation focuses on incentives (closing-cost credits, rate buydowns via Lennar Mortgage, included upgrades). Get every incentive in writing on the purchase agreement.

5. Earnest Money & Purchase Agreement

You sign the agreement and deliver earnest money (often due within 24 hours of acceptance). Earnest money is typically nonrefundable unless the agreement says otherwise — read every addendum.

6. Loan Application

Most contracts require a full loan application within 5 days of signing. The mortgage contingency window is usually 30 days to obtain a loan commitment. Don't open new credit, change jobs, or move money during this period.

7. Design Selections

Lennar's Everything's Included® means most finishes are pre-selected, but you may have a 30-day window to confirm structural options. Late or missed selections can push your closing.

8. Construction Period

Foundation → framing → mechanicals → drywall → finishes → final. The home is a job site — entry is escorted by your New Home Consultant only. We send progress photos and updates through the app.

9. Third-Party Inspection (Optional)

You may bring a licensed inspector inside a builder-coordinated window before the orientation walkthrough. Lennar typically restricts destructive testing and may bar the inspector from the orientation itself.

10. New Home Orientation

A formal walkthrough where you learn how every system works (HVAC, water shutoff, smart-home features) and document any cosmetic items on a punch list.

11. Final Walkthrough

Right before closing, we re-walk to confirm orientation items were addressed. Anything outstanding should be in writing, signed by both parties.

12. Closing

Cashier's check or wire for down payment + closing costs (budget 2–5% of price). You sign, fund, and the deed records. You get the keys the same day.

13. Warranty & Service

1-year fit & finish, 2-year systems (HVAC/plumbing/electrical), 10-year structural. Submit non-emergency requests through Lennar's customer care portal; emergencies go to the 24-hour line on your warranty book.
